As owners of a condo in Beverly, my wife, Sarah, and I were looking off and on for houses for about a
year before we were introduced to Amanda Armstrong. Our goal was to get away from HOA fees and
find a true home where we could see ourselves in the long term.
Amanda was introduced to us by our mortgage broker, Erik Ferm at Guaranteed Rate. With both of their
help, we started to get a better understanding of the housing market and our financing options. After
further discussions with Amanda, we saw an opportunity where we could sell our condo to not only
upgrade but possibly find a forever home. We always hesitated to use the term forever home, since we
thought it was unattainable at this time. But the work Amanda, Bela Parco and the rest of her team put
into selling our condo was incredible. If we needed someone for any task, Amanda had us covered. From
recommending a stager who was well worth it to a fantastic cleaner who deep cleaned our condo, our
place was drastically improved, looked brand new, and was ready for open houses.
Amanda and Bela did an assessment of our place which took into consideration the current market at
the time and identified a fair listing price. From there, they coordinated two weekends of open houses
to get us into a competitive bidding situation. The final offer came in above our expectations, and we
agreed to sell. Because this was the first time selling a place, we relied heavily on Amanda and team to
guide us through the process. They helped us find a lawyer to handle all the paperwork and coordinated
everything that needed to happen before closing. Everyone’s communication was clear and the team
was always accessible. We never felt in the dark and all the steps for closing went smoothly.
From there, it was time to go shopping! Selling our condo first, gave us the advantage of knowing
exactly what we had to ensure our next purchase was the right fit for us. Having a dollar amount in mind
allowed us to not overstretch ourselves and to be honest and transparent with Amanda about our
comfort level to make realistic offers. Amanda and her team were in constant contact with us providing
property recommendations and wanted to hear what we did and did not like about certain properties.
Jordan Berger fed these details into the Compass app and every morning, we received curated lists of
properties that fit our specific criteria. During the week, we would scan the Compass app to get a list of
open houses we wanted to attend. Additionally, we’d communicate to Amanda the houses we intended
on seeing and her team would create an information packet that included every detail you need to know
about the house.
Believe me, we didn’t make it easy. The list of possible towns we’d move to covered the entire North
Shore, literally from Newburyport to Reading. I don’t know how many houses we saw, but a few of the
days we went to 7 open houses. Our weekends revolved around seeing as many houses as we could.
Over the next few months, we made a handful of offers and for one reason or another, we weren’t
successful. From 11th-hour all-cash offers to bidding wars – we endured it all. The one constant
throughout was Amanda’s innate ability to guide us through the offer process. She would know exactly
what price each house would go for and if it would be a competitive sale process or not. Home buying
shouldn’t be emotional and Amanda helped bring us back to reality when emotions ran high. With her
help, we stayed patient knowing the right property wouldn’t pass us by.
Being in the industry for many years, Amanda’s relationships with other agents are a value add. She’d
often know the selling agent extremely well which resulted in a level of transparency that we were constantly surprised by and not used to historically speaking. Based on the information Amanda was
receiving, we never felt like we needed to stretch ourselves or overpay for a house we did not love.
Fast forward to a few weeks ago, Amanda was at an open house for us and as she was leaving, she
spotted another open house and decided to pop in. Pretty instantly, she emailed us to check out this
specific house. At first glance, my wife and I looked at each other and immediately thought “there is no
way we can afford this house” and wrote off the upcoming open house.
Over the coming days, Amanda pleaded with us to see this property and given how strongly she felt, we
changed our minds. After the open house, we walked away speechless at first. This by far had to be the
nicest house we had seen in our entire search process and once again thoughts of ”no way we can
afford this house” raced through our minds. After digesting the information, we spoke with Amanda
who in the meantime had uncovered that this house was set for a price reduction. Given our history of
submitting unsuccessful offers paired with mortgage rates being at 20-year highs, we didn’t exactly want
to get our hopes up but there was something different about this property and we started to think while
this was a long shot maybe there’s a chance.
We quickly spoke with Erik Ferm at Guaranteed Rate and he walked us through every option we had
available to us. Buying a home and getting a mortgage can feel overwhelming but Erik was incredibly
responsive answering any questions we had and did a great job explaining these different and
sometimes complex financing options. We truly appreciated his creativity in finding ways to get us the
best rate and terms, but how he was able to make us completely comfortable with our understanding
was next level. Once we knew what we were comfortable with, we nailed down an offer with Amanda
that we were all happy with.
Our offer resulted in negotiations but following Amanda’s guidance we settled on a comfortable
purchase price for both parties. Just like selling our condo, Amanda’s team supported us through the
purchasing process to help coordinate what needed to happen before closing. The team recommended
an inspector Jameson Malgeri, who did a thoughtful and thorough job. He looked through every nook
and cranny. While doing so, he was documenting for his records and explaining each area to us: what he
was looking for, the signs or indicators of a problem, and even possible ways to fix or improve different
things. Once Jameson was done with the inspection, he very quickly was able to share his report which
was very well organized with color coding to indicate severity findings, photos, and notes that shared his
thinking as well as an explanation and recommended fixes where appropriate.
Armed with this information, Amanda negotiated another significant price reduction. Amanda truly had
our backs and we felt supported through every step of this process. Between securing great financing
options through Erik and having a Amanda on our side negotiating the purchase price down resulted in
an even better outcome than we could have expected. We could not be happier. We are ready to move
into a home that is far above our expectations.
We cannot thank Amanda and her team enough for keeping us calm and being consistent professionals
in all aspects. From knowing the market, having that personal touch, experience in negotiating, an
endless supply of resources, and helpful guidance to getting the deal done, Amanda and the team were
stellar and went above and beyond! We have known and used other real estate agents, but Amanda was
a genuine advocate for us. She kept us cool when we needed to be and brought in great positivity when
we were feeling defeated. It is special to feel that personal touch and to know that Amanda truly cares.
Sarah and I are in our early 30s and by no means millionaires, but Amanda made us feel as important as
her multi-million-dollar property clients. We’re extremely grateful to have worked with Amanda and
witnessed firsthand her team’s greatness which resulted in, dare we even say it, buying our forever
home!
